Introduction to using Mortgage Lens
The initial screen of Mortgage Lens is where you start to downliad the Mortgage Lens Modules.
ARM Piggy Back Analysis Module
This module will allow you to present an Option ARM first mortgage with an adjustable rate second mortgage.
Loan Comparison Module
This module allows different mortgage products to be compared by interest rate, closing costs and monthly payment. Compare up to four loans side-by-side, based on the price of the property and the down payment percentage.
Bi-Weekly Loan Module
This module allows a comparison between a traditional monthly payment plan and a bi-weekly payment plan. It compares total interest paid and repayment term. Adjust the price of the property and equity percentage and other parameters to view a real-time report on what your payments would look like paying biweekly rather than monthly in the traditional style.
Blended Rate Analysis Module
This module calculates the monthly blended rate and the cumulative blended rate of two mortgages.
Buy Down Analysis Module
This module calculates the the benefit of buying down a mortgage.
Closing Costs Calculator Module
This module calculates the closing costs involved in a home purchase.
Commercial Property Mortgage Analysis Module
This module calculates the maximum mortgage a commercial property's cash flow will support.
Debt Consolidation Module
This module calculates the payment and term savings to be obtained by consolidating a existing loans into a single mortgage.
Existing Mortgage Analysis Module
This module calculates the remaining balance(s) on existing mortgage(s) and then compares the total cost of the current mortgage (s) with two alternatives.
Extra Payments Analysis Module
This module calculates the effect of extra payments to a mortgage and also calculates how large of an extra payment is required to payoff a mortgage by a certain date. The module also allows the investments of payment savings to prepay a loan and calculates potential payment savings.
FHA Payment & Loan Limits Module
This module allows you to calculate FHAÂ mortgage payments including M.I.P. and also presents current FHA limits by state and county for properties from 1-4 living units.
Investment Growth Analysis Module
This module calculates the future value of a series of payments and/or a lump sum growing at a stated rated of return over a fixed period. The module will also calculate the required rate of interest, time, payments or initial investment to meet a desired goal when the other values are known.
Investment Property Analysis Module
This module calculates the internal rate of return of a commercial property based on cash flow and expenses by taking into account taxes and the time the property is held.
Missed Fortune Analysis Module
This module illstrates financial arbitage ads advocated by the "Missed Fortune" investment program.
Line of Credit Calculator Module
This module calculates the line of credit a borrower may qualify for given the current value of the subject property, the loan to value ratio (LTV) permitted and the current value of outstanding mortgages.
Mortgage Payment Calculation Module
This module calculates the total payment of a given mortgage including principal, interest, taxes and insurance (PITI).
Mortgage Pre-Qualification Calculator Module
This module calculates the maximum mortgage a borrower may qualify for on either a conventional or FHA loan. Current FHA limits by state and county are used to calculate FHA maximum loan limits available in each area.
Move Up Tax Analysis Module
This module calculates the estimated tax benefit derived from purchasing a new home.
Multi-Family Property Mortgage Analysis Module
This module calculates the maximum mortgage a multi-family property's cash flow will support.
One-Year ARM Comparison Module
This module compares a one-year ARM with a conventional mortgage and compares the two after five years using a worst case scenario.
Price vs. Rate Reduction Comparison Module
This module shows the benefit of paying down a mortgage's interest rate when compared to reducing the price of a home.
PMI Analysis Module
This module compares the total cost of a loan with private mortgage insurance (PMI) with a combination of a first and second mortgage. The module also allows the investment of payment savings to prepay the loan and calculates potential payment savings.
Refinance Analysis Module
This module calculates the savings to be had by refinancing a high interest rate mortgage with a lower interest rate mortgage.
Rehab Analysis Module
This module calculates the potential profit to be earned by purchasing a property, rehabbing it and selling it at a higher price than purchased.
Remaining Balance Calculator Module
This module calculates the remaining balance of a mortgage.
Rent vs. Buy Analysis Module
This module compares the total cost of renting versus buying.
Reverse Mortgage Analysis Module
This module calculates the potential cash flow generated from a reverse mortgage.
Tax Savings Calculation Module
This module calculates the potential tax savings generated by a mortgage.
Total Cost Analysis Module
This module compares the total cost of up to three different mortgages at different points in the future. The module also allows the investment of payment savings to prepay the loan and calculates potential payment savings.
